Project - Re-pointing and roof maintenance in York -

This property was a large older house located close to the centre of York. The owner had requested us to repoint large areas of the brickwork and refurbish many areas internally.

One of the largest jobs required internally was to fully re-plaster many of the internal walls. We commenced by removing all wallpaper from the walls in the bedrooms, bathroom and lobby area. The walls were particularly damp and had many years of wall paper build up.

All skirting boards needed to be removed as well as the radiators taken off in order to fully plaster the walls.

A plaster bond tanking system was then installed which was covered with insulated plaster boards this was then finished with a smooth skim to all walls required. This was the main cosmetic finish to the walls but would not eliminate the damp problem.

In order to prevent any further damp pacifier vents were installed to each bedroom. This would facilitate ventilation in each room and allow the rooms to breathe and be well ventilated. New skirting broads were then fixed to the finishing walls.

Externally the property walls showed damp in various areas which were in urgent need of care. In order for the issue to be rectified the damaged and loose mortar between the brick joints was removed and re-pointed to the building standards. On completion the bricks were sprayed with three coats weather sealant each side. The weather sealant would stop any further damp damaging the property and protect the property from weather

Whilst repointing around the roof area it was noticed that the chimney bricks were very porous and set in an unstable way, this was hazardous to members of the public walking passed the property. This side of the chimney was stripped down and each brick cleaned. This side was then fully rebuilt to a safe standard.
